Schedule of Values: The Template GCs Expect for Draw Requests

On commercial work you don't invoice — you submit draws against a schedule of values. Getting the SOV right up front decides how smoothly every payment after it goes.

What it is

A line-item breakdown of the full contract price by work phase (mobilization, foundation, framing, MEP, finishes…). Each draw bills a percentage of completion per line — the SOV is the denominator for the whole job.

Building one

List phases as line items with realistic values that sum exactly to the contract amount. Front-load legitimately (mobilization, deposits on long-lead materials) but expect scrutiny — lenders compare SOVs across bidders.

Using it for draws

Each pay application states percent complete per line; the invoice is the delta since last draw. Generate the SOV here as a work-order-type document, export to Excel for the pay-app math.
